ConnectListing.co.uk — Terms of Use

ConnectListing.co.uk (the "Portal") is a property-listing website operated by Connect Lettings Limited (company number 16835736, registered office 5 Whitley Wood Road, Reading RG2 8HX, United Kingdom), the operator of the ConnectLettings platform. We are ICO-registered (ZC049602) and a member of the Property Redress Scheme (membership number PRS055917). By using the Portal you agree to these terms. Our Privacy Policy (connectlettings.com/legal/privacy) applies to data collected here.


1. What the Portal is

1.1 The Portal displays rental listings created by landlords using the ConnectLettings platform and passes your enquiries to the relevant landlord. It is an advertising and introduction service only.

1.2 We are not a letting agent and are not a party to any tenancy. We do not act for the landlord or for you, we do not vet, inspect or verify properties, landlords or their right to let, and we make no representation that any property is available, accurately described, safe, lawful to let, or suitable for you. Any tenancy you enter is between you and the landlord, on terms you agree with them. We never hold deposits, rent or any other money. The Portal is intended for properties in England, and you must be 18 or over to use it.

2. Listings

2.1 Listing content (descriptions, photographs, rent, availability) is created by landlords, who are responsible for its accuracy. We do not verify it and we do not actively monitor listings or other user-generated content on the Portal; we accept no responsibility or liability for it. All intellectual property rights in listing media belong to the landlord who supplied them or are licensed to Connect Lettings Limited; you may not copy or reuse them. Listings may become unavailable, change, or contain errors; a listing's presence on the Portal is not an offer capable of acceptance.

2.2 If you believe a listing is inaccurate, misleading, fraudulent, discriminatory or otherwise unlawful, report it to support@connectlettings.com, saying which listing. We review every report promptly and tell you the outcome. We may remove or hide any listing at any time. Removing some listings does not mean we have checked the others.

2.3 Landlords who advertise on the Portal do so under the ConnectLettings Terms & Conditions, under which the landlord — not us — is the advertiser of the property and is responsible for the listing.

3. Your responsibilities as a prospective tenant

3.1 Satisfy yourself before committing. View the property in person, verify the landlord's identity and their right to let, read any tenancy agreement carefully (taking independent legal advice where needed), and confirm all terms directly with the landlord before paying any money.

3.2 Payment safety. Never pay a holding deposit, deposit, or rent to anyone you have not verified. We never ask tenants for payment through the Portal, and we are not responsible for payments you make to landlords or third parties. Be wary of anyone who asks for money before a viewing, asks you to pay by money transfer or cryptocurrency, or says they are abroad and cannot show you the property. If you think you have been defrauded, tell your bank at once, report it to Action Fraud (actionfraud.police.uk, 0300 123 2040), and tell us.

3.3 Tenants are not charged fees by the Portal. Any payments a landlord may lawfully request (e.g. holding deposit, security deposit, rent) are governed by the Tenant Fees Act 2019 — familiarise yourself with permitted payments under UK law before transferring funds.

3.4 Viewings and meeting people. We do not verify the identity of landlords or of anyone else you meet through the Portal. Take sensible precautions: tell someone where you are going, and consider taking someone with you. Viewings are arranged between you and the landlord and are at your own risk.

4. Enquiries

When you submit an enquiry, we pass your details (name, contact information, message) to the relevant landlord so they can respond. How the landlord handles your data after that transfer is their responsibility as an independent controller (see our Privacy Policy). We do not guarantee a response from any landlord. Information you put in an enquiry is sent to the landlord as you wrote it, so include only what you are happy for them to see.

5. Acceptable use

You must not use the Portal to send spam, marketing or fraudulent enquiries, to contact landlords for any purpose other than a genuine enquiry about renting that property, scrape or republish listings, misrepresent your identity, upload malicious code, or interfere with the Portal's operation. We may block access or IP addresses for breach of this section.

6. Availability and liability

6.1 The Portal is provided free of charge, with reasonable skill and care, on an "as available" basis. We may change, modify, or withdraw it at any time without notice.

6.2 Nothing in these terms excludes liability for death or personal injury caused by our negligence, fraud, or anything else that cannot lawfully be excluded under English law; your statutory rights are unaffected. Subject to that, we are not liable for: the content, accuracy, or availability of listings; the conduct of landlords or other users; any tenancy or prospective tenancy, viewing, payment, or dispute; any event outside our reasonable control; or (if you use the Portal in the course of a business) any loss of profit, business or opportunity or any indirect or consequential loss. If you are a consumer, we are responsible for loss that is a foreseeable result of our failing to use reasonable care and skill, and not for loss that is not foreseeable. Each of these exclusions operates separately. Our total aggregate liability to you in connection with the Portal is limited to £100.

7. General

7.1 These terms are governed by the law of England and Wales and the courts of England and Wales have jurisdiction (consumers resident elsewhere in the UK retain their mandatory local rights and may bring proceedings in their home nation).

7.1A We may update these terms by posting a new version here; the version in force when you use the Portal applies. If part of these terms cannot be enforced, the rest still applies. Nobody other than you and us may enforce them. The Portal may link to other websites, which we do not control and are not responsible for.

7.2 Complaints: contact support@connectlettings.com. We acknowledge a complaint within 3 working days and send our final response within 8 weeks. We are a member of the Property Redress Scheme, membership PRS055917 (theprs.co.uk).
